The short answer

Condensation happens when warm, humid air meets a cold surface and reaches its dew point. It causes damp patches and black mould, mostly in colder months, in properties with poor insulation and ventilation. It is controlled by reducing moisture and improving ventilation.

Signs of condensation

  • Water running down windows in the morning
  • Black mould in corners, behind furniture and around windows
  • Damp patches on cold external walls and ceilings
  • A musty smell and damp-feeling rooms
  • Mould on clothes or in wardrobes against outside walls

What causes condensation?

Condensation is common in colder months in poorly insulated and ventilated properties, though it can occur all year round. Everyday life produces moisture: cooking, bathing, drying clothes indoors and even breathing. If that moisture cannot escape, it settles on cold surfaces.

How we diagnose it

We look at how moisture is produced and where it collects, and check that the damp is not coming from penetrating or rising damp instead.

How we treat it

  1. Consultation on how to reduce and contain moisture in the property
  2. Practical changes to heating, drying and extraction habits
  3. Improved ventilation, including positive input ventilation where suitable (see our PIV page)
  4. Treat or clean mould-affected areas

Condensation and Mould FAQs

Is black mould dangerous?

Mould can affect air quality and is unpleasant to live with. If you or your family are affected, speak to your doctor, and deal with the moisture source so it does not return.

Will painting over mould fix it?

No. Without reducing the moisture it will return. The moisture source has to be dealt with.

Can ventilation stop condensation?

It can reduce it a great deal. We supply and install positive input ventilation systems.

Landlord or tenant?

Condensation is a common dispute. We can provide a clear survey that explains the cause for both parties.
