The short answer

Dry rot and wet rot are fungal decay of timber. Both need a source of moisture, with wood as their food. We locate and rectify the moisture source, promote rapid drying, and treat affected timber so the rot cannot spread.

Signs of dry rot and wet rot

  • Soft, spongy or crumbling timber, or timber that cracks into cubes
  • Floors that feel bouncy or have given way
  • Fungal growth, white strands or a mushroom-like smell
  • Skirting boards or joists that look dry and brittle, or dark and wet
  • Timber near leaks, damp walls or poor ventilation

What causes rot?

Outbreaks of dry rot and wet rot can start under similar conditions: both need moisture, and wood is their food. Rot is a symptom of a moisture problem such as a leaking pipe, penetrating damp or poor ventilation. Water + wood = potential rot.

How we diagnose it

We identify the type of rot and, more importantly, trace the source of the moisture. Dry rot can spread behind plaster and through masonry, so the extent matters.

How we treat it

  1. Survey to identify the rot and find the moisture source
  2. Fix the source of moisture and promote rapid drying
  3. Remove and replace badly affected timber
  4. Treat remaining timber and adjoining masonry

Dry Rot and Wet Rot Treatment FAQs

Dry rot can spread through masonry and across dry timber, so it is more serious. Wet rot stays where the timber is wet. Only an inspection can tell which you have.

No. Unless the moisture source is dealt with, rot will return.
